New year, new vibe— it's 2025! 🎉 After the hustle and bustle of the holidays, I’m looking forward to resetting, reflecting, and preparing for the new possibilities of the year ahead. Whether you’re setting goals, or taking a breather, I hope you’re feeling optimistic and excited about these new beginnings.

As always, I’ve packed this email with local finds and seasonal highlights to help you make the most of January. My goal? To create a newsletter you actually look forward to opening each month!

But first, I thought I’d share a few snapshots from last month—a little “photo dump” of life lately, both at work and off-duty. 📸

·      First Savannah Ghost Pirates Hockey game… They won! 

·      We fed and loved on so many animals at the Bee City Zoo

·      We spent the day in amazement at the Patriots Point Navel Museum in Mt Pleasant

🍩 Parlor Doughnuts Coming Soon to Beaufort County! - Exciting news for doughnut lovers! Parlor Doughnuts, a craft doughnut and coffee chain, is opening its first Beaufort County location in early 2025. Franchisees Lee and Amanda Hicks plan to open the new shop in Okatie Center. This will be the first of at least three locations planned for the Beaufort-Hilton Head-Savannah area. Known for indulgent, handcrafted doughnuts and great coffee, this is a sweet addition to our region!

Here’s what I’m noticing in our market...

·       It’s currently a seller's market and the average sold price is up by around $77k over last December. Beaufort, SC is expected to have moderate growth throughout the start of 2025.

·       Homes that are well-priced are still selling, but the longer days on the market indicate that buyers are taking more time to make decisions. 

·       While buyer demand has cooled slightly, the market remains relatively balanced, giving both buyers more options and sellers a chance to sell for top dollar, but with more patience required.  

·       Sellers may need to be mindful of competitive pricing and adjust expectations to attract interest in the current market.
