And hellllllo, June! I can't believe the official start of summer is here. I always find that this month brings a surge of excitement–summer trip planning, kids on break and all the summer nostalgia paying me a visit!
Before we jump into this month’s updates–a little snapshot of life lately:

🏡 Beaufort Market Snapshot – A Shift Toward Buyers?🏡
The local real estate market is showing signs of softening. The median sales price dipped 5.3% to $430,900, and homes are taking longer to sell, with days on market up 10.8% to 113. Inventory has climbed significantly — up 81% year-over-year — giving buyers more choices and negotiating power. With a 5.2-month supply of homes, we’re trending toward a buyer’s market here in Beaufort but currently in a balanced market.
Nationally, existing-home sales are also down, and affordability concerns continue to impact activity. But with new listings up 18.5% locally and pending sales rising 12.6%, there’s still plenty of movement — just with a more balanced feel than last year.
