Somehow it’s already August – not totally sure how that happened!

This part of the year always feels like it moves too fast, so this month I'm trying to soak in the last few moments of summer and enjoy the little things before we gear up for fall.

Here’s a quick peek at life lately outside of work:

👉 1711 Taphouse now open: Located at 3668 Trask Parkway, Beaufort, SC: wood-fired pizza, craft beer, good wine, and signature cocktails — all under one roof. 

👉 Pidgeon Park Playground now reopened: Renovated this summer and ready for kids to come back and play

👉 TL+CO Business Solutions opens first SC facility in Seabrook: Utah-based TL+CO opened a 15,000 sq ft distribution and kitting facility, investing $7.5 million and creating 35 new jobs, operations online in April 2025. 👉New townhouse development along Highway 170: A project of approximately 50 new townhouses is planned along Robert Smalls Parkway (Highway 170), just six miles from downtown Beaufort. (Source: Explore Beaufort SC) 

We are currently in a balanced market as an area, which means there’s an equal playing field for buyers and sellers—homes are selling at fair prices without the frenzy or the slump.

📈 Pending home sales in Beaufort jumped 26.7% last month, showing strong buyer interest across the area.

🏡 Inventory in Beaufort rose 84.5% to 1,218 homes, giving buyers more options and creating a more balanced market.

💰 The median home price in Beaufort dipped 1.0% to $435,000, offering potential savings for savvy buyers.

⏳ Homes are taking a bit longer to sell, with days on market up 16.2% to an average of 122 days.

📊 Beaufort’s months supply of inventory increased 76.7% to 5.3 months—great news for buyers and a sign the market is leveling out.
